However, having hundred of thousands dollar in hand, instead of repaying house mortgage, it is better to use the money to buy assets, as it increases cash flow, and it also increases passive income, which repaying loan can't increase passive income. 還債是為了要增加現金流。但手上有上萬的錢，拿去還掉房貸也只是增加400元的現金流，卻沒有產值。但是，如果是把上萬的錢拿去買房產，不僅可以增加現金流也可以增加被動式收入。

Everyday I have simple breakfast alone at home. Today I thought about walking down and enjoying a Starbucks breakfast down the building. However, it was so expensive, and still I ordered food and sat down, with an unease feeling in heart. I then realized that I am not financially capable enough to afford a Starbucks breakfast, and I should only do it, when I have a better cashflow.
